PES led the structural design for AMLI Atlantic Station, a striking 12-story development that has become a dynamic addition to the commercial and residential landscape of Atlanta’s Midtown district. Encompassing nearly 698,500 SF, the project delivered 362 residential units spread across nine levels, designed to provide both modern living spaces and durable structural performance.
The residential levels were supported by Epicore slab floors and pre-panelized load-bearing cold-formed steel wall studs, a system selected for its efficiency and reliability. Above, the roof was framed with a combination of steel joists and metal roof decking, ensuring both long-term performance and structural resilience. To enhance stability throughout the development, the lateral system incorporated strategically placed concrete shear walls located at stairs, elevators, and other key points, forming a robust core that supported the overall building.
At the base of the project, a 131,000 SF podium slab provided not only the foundation for the residential structure but also an active hub of amenities and services. The podium integrated a 25,000 SF pool courtyard, offering residents a resort-style outdoor retreat, alongside thoughtfully designed spaces for commercial and retail tenants, leasing offices, and fitness facilities. This multifunctional base was critical in lending residential living with the vibrancy of a mixed-use environment.
In addition, the project included three levels of structured parking, both at- and below-grade, totaling approximately 200,000 SF and accommodating 606 vehicles. This parking strategy balanced resident convenience with efficient site utilization, reinforcing the project’s role as a cornerstone of urban living.
Through its comprehensive design approach, PES ensured that AMLI Atlantic Station not only met the technical demands of a large-scale development but also made a meaningful contribution to the evolving urban fabric of Atlanta. The result was a project that exemplified structural integrity, functionality, and modern residential design – creating a community destination that blends lifestyle, accessibility, and resilience.
